RICS Level 2 Survey

Should we select a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey on a property in Stamford and which is cheaper?

The Full Structural Survey has been renamed a RICS Level 3 Survey but is basically the same the same.

If the Stamford property is a flat or maisonette, or is an older property, or has been substantially modified, or is of non standard construction (i.e. not made of bricks), you should go for a cheaper RICS Level 2 Survey.

If you intend to do any an extension, you should you opt for a RICS Level 3 Survey. The RICS Level 3 Survey is not as cheap as a RICS Level 2 Survey however it will provide you with exhaustive analysis of the Stamford property's state of repair as well as including advice on structural defects as well as maintenance options .

RICS Level 3 Survey on maisonettes

Is it worth paying a bit more for a full structural survey on a maisonette ?

RICS Level 3 Survey has taken over the Structural Survey following its new title in 2010 by RICS. When buying an unconventional home e.g. a tatty maisonette in Stamford - this is now the correct property survey to do. The RICS Level 2 Survey goes into enough detail if investigating a post 1950s Stamford maisonette assembled from standard construction materials and methods. Subsequent to a thorough inspection of the inside and outside of the main building, a non prescribed format of report will be posted to the prospective buyer running through any critical professional advice on the standard of construction and repair of the house. There will be certain limitations with the survey to consider insofar as RICS chartered surveyor is not in a position to (unless safe to do so) force or open up the fabric of the Stamford property e.g. removing the contents of cupboards. See the survey differences article for further information on property surveys.
