Home Buyers Survey in Standish

RICS Level 2 Survey

Should I choose a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey for a home in Standish and which one would be the cheapest?

The Full Structural Survey has changed its name to a RICS Level 3 Survey, however it is essentially the same level of survey.

If the Standish property is a flat, or is over 100 years old, or has been structurally altered, or is built of unusual materials, then RICS recommend a cheaper RICS Level 2 Survey.

If you are thinking about whether to make alterations on the Standish property, RICS recommend you choose a RICS Level 3 Survey instead. This survey is less cheap, but it will provide you with a more detailed analysis of the Standish property's general condition and it includes an opinion on defects as well as maintenance options .

Wall cracks caused by subsidence

The seller has mentioned subsidence might be a problem. What subsidence-related defects will my Home Buyers Survey look into?

Subsidence is the movement of the foundations of a building which compromises its structural integrity. Most buildings experience minor cracking which will not affect the building's structure. Generally, a builder will return to a new building within a few months in order to repair settlement damage.

Subsidence results from a range of factors. One such issue is that soil on sloping ground is not as stable as that flat ground. In very wet or flooded conditions, the soil layer could then become unsteady and begin to slide downward. In severe conditions, movement can worsen, leading to subsidence. Identifying the cause of subsidence is the first step to its solution.Though tree roots are often the cause, removal of this plant life may make the problem worse, so professional advice should be sought. Even with professional help, a definite diagnosis can take months.

RICS Level 3 Survey on houses

Are there any advantages to order a full structural survey rather than a RICS Level 2 Survey when looking into a substantially modified cottage?

Although sometimes referred to as Structural Surveys, they have been superseded by RICS Level 3 Survey. The RICS Level 2 Survey is appropriate for a non period unmodified house of normal construction materials and methods. The RICS Level 3 Survey is definitely the correct one to choose for the house mentioned. Following a thorough survey of the inside and outside of the main building a written report (digital and written copy) will be emailed (pdf format) and posted to the buyer specifying thorough and salient details about the standard of construction and repair of the house. Bear in mind that several limitations exist with a property survey as your surveyor cannot (unless safe to do so) force or open up the fabric of the house or comment on the regulatory compliance of heating systems.

RICS Level 2 Survey valuation

Should I get a separate valuation and cost of rebuild estimate (including the cost of reconstructing a boundary wall) and what does it include?

RICS Level 2 Surveys include a valuation and will also include a Reinstatement Cost. To ascertain the market value the surveyor will take into account knowledge of Standish and other things about the property e.g. square metres The surveyor will also consider certain fixtures and fittings and will make certain key assumptions, for example it is connected to mains services. Surveyors disregard things like furnishings.

Additional local area assumptions, like services, are made in addition to local environmental concerns like flightpaths, which are also considered as part of the valuation.

A RICS Level 3 Survey does not include a valuation as standard. A valuation can, however, be added for a nominal fee. Alternatively a Property Valuation Report (PVR) can be carried out.
