RICS Level 2 Survey

Should we opt for a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey on a house in Stockwell and which one is cheaper?

The Full Structural Survey has a new name called a RICS Level 3 Survey and is effectively the same survey.

If the Stockwell property is a flat or maisonette, or was built before 1900, or has been substantially modified, or is built of unusual materials, RICS advise a cheaper RICS Level 2 Survey.

If you are thinking about whether to do any an extension, you should you opt for a RICS Level 3 Survey. This option is less cheap, however it does give a more detailed analysis of the Stockwell property's state of repair in addition to information on defects , repairs and maintenance options .

Asbestos roof tiles

The neighbour commented - saying there is a concern of asbestos sprayed on coatings concealed in the flat. What are the issues with asbestos, can it be removed, ?

Asbestos is a noxious substance. Chrysotile (White), Amosite (Brown) and Crocidolite (Blue) may be in building materials such as asbestos blocks. Its use is widespread, for example - as it has characteristic fire retarding qualities and it may be found in asbestos packing in stud walls. Technically all forms (including white) are ultimately hazardous and can lead to lung cancer or asbestosis following prolonged exposure. Care should be taken if asbestos is discovered however, on no account to disturb asbestos. Professional advice should be sought urgently.

Surveyors do not confirm the existence asbestos on a survey. However, surveyors will mention the risk of asbestos and should suggest experts are consulted.

RICS Level 2 Survey valuation

As well as reporting on condition, will I get a valuation and reinstatement cost estimate (including costs for professional fees) and how is it calculated?

A RICS Level 2 Survey will contain an independent valuation and a reinstatement cost. To estimate the correct valuation your surveyor will use experience of property in Stockwell and other things relating to the property e.g. general condition Surveyors also evaluate materials used and will use key assumptions such as it is connected to mains services.

A RICS Level 3 Survey won't include a valuation as standard. A valuation can, however, be added for a small additional fee. Alternatively a Property Valuation Report (PVR) can be carried out. It will be assumed that there is an absence of any problematic legal problems such as proper access over pathways. Advice should be sought from your conveyancer.

Further Stockwell assumptions, for example services, are made in addition to Stockwell environmental problems like flightpaths, which are also considered as part of the valuation.

Gas flame

Will a Stockwell surveyor check the state of repair of the gas supply?

Your chartered surveyor will visually survey any accessible parts of the system. This will include gas heaters at the home, in addition to gas related appliances/installations, for instance ventilation of flue (if blocked). Fittings however, won't be detached. Most people are aware that gas is potentially dangerous, if you have any concerns relating to gas installations, contact a gas safe engineer.
