RICS Level 2 Survey

Should I select a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey on a home in Studley and which is the cheapest?

The Full Structural Survey has been renamed a RICS Level 3 Survey, however it is essentially the same.

If the Studley property is a flat or maisonette, or is 100 or more years old, or has been structurally modified, or is built of unusual materials (e.g. steel and glass), RICS recommend the cheaper RICS Level 2 Survey.

If you intend to make any works or an extension, you should you carry out a RICS Level 3 Survey. The RICS Level 3 Survey is not as cheap as a RICS Level 2 Survey but it does give a more detailed analysis of the Studley property's condition in addition to more detailed advice on defects as well as maintenance options .

RICS Level 2 Survey valuation

Does a survey include a valuation and reinstatement cost estimate and what does it include?

A RICS Level 2 Survey on a Studley building will include a property valuation and will also include a Reinstatement Cost as part of the report. In order to determine the correct valuation your chartered surveyor will combine knowledge of Studley and other things about the property e.g. square metres Your Studley surveyor will also consider materials used and will use other assumptions such as there being no major problems. A RICS Level 3 Survey does not include a valuation as standard. A valuation can, however, be added for a nominal fee. Alternatively a Property Valuation Report (PVR) can be carried out. The surveyor relies on standard assumptions that there is an absence of any problematic legal problems e.g. no laws are broken by intended use of property. Such concerns will be unravelled by your solicitor or licensed conveyancer..

Further Studley assumptions like connection to sewers, are made in addition to environmental problems like the area being prone to flooding, also being considered.

Roof defects identified during a survey

The estate agent said that loose tiles had been a concern. What should we do about roof repairs?

Studley property in good condition can be blighted by difficulties with the roof, for example, torn or punctured damp-proofing. All aspects of the roof should be reviewed, from the sheeting to the collar ties. Factors like literally being flat. An incline of at least '1 to 80' is recommended are particularly troublesome for flat roofed property.

It may be inconvenient to employ scaffolding to perform repairs, especially in the busy parts of Studley, but it is a health and safety necessity. Prior to exchange, it may be worth sourcing from a local roofing specialist a quote for any suggested work. Traditionally built property

My partner and I are buying an older renovated farmhouse in Studley. What impact will the rafter roof have on maintenance?

Many purchasers have considered buying a house with personality, like a Tudor home. The age of a structure, however, can create difficulties for an owner. Houses constructed with traditional methods can be a chore to maintain. It is often the case that specialist expertise is necessary. .

Construction materials, such as original bricks, may also need to be sourced. This can mean expensive ongoing repairs. Built in around 1528, Gorcott Hall, Hall, South Crosswing in Studley is an example of a traditional Medieval-period hall crosswing.

Subsidence resulting from soft clay soil

We have heard that Studley residential property built on clay soil can experience problems. Does a RICS Level 2 Survey discuss soil composition the report?

Factors from mould to flooding can cause problems for a house-owner. Clay-rich soil, for example, is a potential source of a range of issues, with subsidence being a common example. The water content of clay soils determines volume, pushing upward, or pulling downward as the weather changes. This may result in some minor visible defects. , such as a hard-to-open lounge door. There is a real benefit in booking a Studley surveyor to carry out your Property Survey, familiar with local soil composition, and who has witnessed the effects first-hand. If you are particularly concerned about a crack or other sign of movement, the surveyor can also report on whether it is recent, or an indication of much earlier subsidence.
