RICS Level 2 Survey

Should I go for a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey on a property in Sudbury and which one would be cheaper?

The Full Structural Survey has changed its name to a RICS Level 3 Survey but is essentially the same survey.

If the Sudbury property is an apartment, or is an older property, or has been substantially modified, or is built of unusual materials, then RICS recommend the cheaper RICS Level 2 Survey.

If you intend to do any an extension, it would be better that you commission a RICS Level 3 Survey. This more detailed survey is less cheap, but it will give a more detailed analysis of the Sudbury property's general condition as well as including advice on structural defects and maintenance options .

Stone block wall damage

Can Cotswold stone-built property be hard to maintain. Are there any related issues that need to be investigated?

If left in a poor state of repair, stone walls will suffer from structural issues caused by factors including penetrating damp. The properties of a stone can affect wear as much as upkeep or construction.

Regular stone walls are built with prepared or cut stone, called ashlar, and are often easier to maintain than irregular walls. Choice of stone will impact the lifespan of a structure, for example, slate is more damp resistant than many other forms of stone, as is granite. Upkeep advice often given in a survey includes repointing mortar with a suitable material.

Damaged Render

What will the Surveyor look for on a stucco Victorian detached house in Sudbury that I am thinking of purchasing.

Stucco (aka pargetting) is really just a kind of smooth render. Normally it is applied to brick (sometimes also ceilings) hardens to a flat surface, often then trowled to give the appearance of stone blocks. Stucco is very attractive and is often found on Regency houses. it can be prone to defect and Sudbury RICS Level 2 Surveys sometimes report issues which can include trapped water leading to damp problems requiring costly repairs. Other issues could include sulphate attack from sulphates or salts sucked out of bricks. Re-coating problems with stucco can be expensive as the skills are becoming rarer.
