RICS Level 2 Survey

Should I go for a Full Structural Survey, RICS Level 3 Survey or RICS Level 2 Survey for a property in Tavistock and which would be cheaper?

The Full Structural Survey has been renamed by RICS as a RICS Level 3 Survey and is basically the same the same level of survey.

If the Tavistock property is a flat or maisonette, or is 100 or more years old, or has been structurally modified, or is built of unusual materials (e.g. thatch roof), then RICS recommend the cheaper RICS Level 2 Survey.

If you intend to do any an extension, it would be better that you select a RICS Level 3 Survey. This option is less cheap, however it will give you comprehensive details of the Tavistock property's condition and it includes more detailed advice on defects and maintenance options .

RICS Level 3 Survey on apartments

Should we upgrade to full structural survey prior to investing in a doer-upper thirties purpose built apartment in Tavistock?

Full Structural Surveys have a new title and are now called RICS Level 3 Survey. If you are intending to buy a modified property like a tatty house, this is now the most appropriate home survey to get a surveyor to do. A RICS Level 2 Survey goes into enough detail for a mid 20th century of later Tavistock apartment of standard construction materials and methods. Approximately 3 days after a thorough inspection of the inside and outside of the main building and permanent outbuildings, a formal report is sent to you setting out any significant advice on the construction of the house. There are certain limitations with a property survey insofar as a local surveyor wont be able to force or open up the fabric of the Tavistock building such as undoing electrical fittings.

Damaged Render

What sort of thing will the Surveyor examine on a stucco coated regency home in Tavistock which we wish to buy.

Stucco is just a sort of flat finish render. Usually stucco render is applied to brick that dries to an attractive smooth appearance that resembles stone. The effect is highly aesthetic and is found on Georgian properties. it can be prone to defect and Tavistock RICS Level 2 Surveys commonly discover potentially expensive to remedy problems for instance trapped moisture leading to the render failing. Other issues could include sulphate attack from sulphates derived from wet brickwork. Resolving problems with stucco may be surprisingly expensive as skilled tradesmen are getting more difficult to find.
