Home Buyers Survey in The City

RICS Level 2 Survey

Should I go for a Full Structural Survey, RICS Level 3 Survey or RICS Level 2 Survey for a house in The City and which is the cheapest?

The Full Structural Survey has been renamed by RICS as a RICS Level 3 Survey but is effectively the same survey.

If the The City property is a flat or maisonette, or is a period property, or has been substantially modified, or is built of unusual materials, RICS advise a cheaper RICS Level 2 Survey.

If you are thinking about whether to do any substantial modifications on the property, RICS advise you carry out a RICS Level 3 Survey. This more detailed survey is less cheap but it does give a thorough analysis of the The City property's state of repair in addition to an opinion on defects and maintenance options .

Shocking Electrics

When we went to see a property we expect to purchase, it appeared that there is an unsafe electrical system; will the surveyor go into detail on the electrics?

When performing a RICS Level 3 Survey in The City the home surveyor will typically make a note on the electrical system if it is apparent that they are in a dangerous state of repair. A Surveyor is required to focus on concerns such as examining the external installations such as the garage. Looking at any documentation from a test on the condition of the electrical connections handled by an electrician on the building will be part of the survey.

Confirming the existence of any documents from the most recent Periodic Inspection Report handled by an electrician will usually form part of the RICS Level 2 Survey in The City .

The IEE suggest that a Periodic Inspection need be completed at least every 10 years (or every 5 if renting out).

Landfill site near home

What should we be wary of when purchasing a house near to a rubbish tip

Landfill Sites take many forms including non-hazardous waste. Understandably, no one wants to live near one (most people do live near one). Concerns might include heavy metals. Health concerns such as congenital birth defects have been associated with landfill sites .

Surveyors in The City will notice structural problems connected with the landfill. Your solicitor will commission environmental searches of the Environmental Agency data sets as well as Westminster Local Authority and give you the results of the search .

Stone block wall damage

We are planning to buy a converted barn and the agent has made us aware that it has been partially constructed with Bath stone. Are there specific defects to bear in mind, and what does the survey cover?

From Portland Fancy Beach Limestone to Plumpton Red Lazonby Sandstone, there are many types of stone used in the construction of homes in this country. Issues which impact the lifespan of stone-built elements are as diverse as the stone varieties themselves. The two main forms of mortared stone wall construction found in The City are regular and irregular.

Dry stone construction is used in garden walls and field boundaries, but is rarely employed for inhabited structures. Ashlar courses are often used to finish more irregular stone walls. This external aspect will usually be supported by a rubble or brick wall. This can give rise to maintenance issues if either element of the wall has been treated with a non-breathable material.

Home Buyers Surveys will usually offer guidance on these matters. An example would be using traditional techniques when making repairs to the fabric of older buildings.

Damage caused by high rainfall

Is wet weather an issue in The City? Also, where there [var10], what should we do?

I find it odd that wet conditions and the effect it can have on houses are usually overlooked by home buyers. For instance, rotten roofing elements can often mean that the drainage are blocked.

These issues are, generally speaking, straightforward to repair, if identified early. However, if the drains are left untreated, the resulting damage can lower the value of the property and become increasing harder to repair.
