RICS Level 2 Survey

Should I go for a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey on a property in Timsbury and which one is cheaper?

The Full Structural Survey is now called a RICS Level 3 Survey, however it is effectively the same.

If the Timsbury property is an apartment, or was built before 1900, or has been extended, or is built of unusual materials, then RICS recommend the cheaper RICS Level 2 Survey.

If you are thinking about whether to do any substantial modifications, it would be better that you select a RICS Level 3 Survey. The RICS Level 3 Survey is less cheap but it does give an in-depth analysis of the Timsbury property's condition as well as an opinion on defects as well as maintenance options .

RICS Level 2 Survey valuation

Do all Timsbury surveys include a valuation and cost of rebuild estimate (including the cost of reconstructing permanent outbuildings) and how is it worked out

A RICS Level 2 Survey on a Timsbury building will include a property valuation and will also include a cost of reinstatement. To be able to determine the property's value your independent surveyor will relate to knowledge of Timsbury and other things about the property e.g. size Surveyors also examine certain fixtures and fittings and draw upon key assumptions such as the building connected to mains services such as electricity. Surveyors don't factor in certain things like furnishings e.g. carpets.

Further Timsbury conjectures, such as access to a flat or connection to sewers, are made in addition to local environmental problems like industrial buildings, which are also considered as part of the valuation.

A RICS Level 3 Survey does not include a valuation as standard. A valuation can, however, be added for a small additional fee. Alternatively a Property Valuation Report (PVR) can be carried out.

Gas flame

Will the Timsbury surveyor look at the state of repair of the gas mains supply?

The chartered surveyor will locate and visually check any easily accessible parts of the system. The survey will include gas heaters at the building, as well as gas affiliated appliances such as fixed external ventilation hearths. The external fittings however, won't be taken off. Most people are aware that gas is potentially hazardous, should there be any concerns about gas fittings, call a gas safe engineer.

Damage caused by high rainfall

Is it a good idea to check rainwater goods? And could it affect the property value?

As a frequent surveyor of property in the area, I find it strange that rain and the effect it can have on property in Timsbury are usually overlooked. One indication that drainage systems are blocked is flaking or efflorescence on external walls. Poor drainage can lead to lasting damage to the fabric of a home.

These issues are, generally speaking, straightforward to resolve, if maintenance is taken seriously. If not cared for, the resulting damage can lower the value of the property and will get increasingly difficult to successfully resolve.

Subsidence resulting from soft clay soil

We are buying a home built in the mid 30s on very clay-rich soil. Is this going to create issues? Can your Timsbury Home Buyers Survey consider this?

Whether a home was built in 17010 or 20010, factors as varied as acid rain or rising damp can create problems for an owner. Foundations dug into clay-rich soil, for example, can result in a number of issues, with subsidence being a common example. Buyers should be vigilant for signs of clay soil subsidence or heave. .

If present, expansive clay soil can put lateral pressure on a Timsbury home's foundations, forcing them inward. During the RICS Level 2 Survey or RICS Level 3 Survey, the effect that the soil make up could have on the home will be considered. The building foundations may need extra support in some cases. A surveyor can confirm if this is necessary, as it can be a lengthy process.
