Home Buyers Survey in Torfaen

RICS Level 2 Survey

Should I get a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey for a home in Torfaen and which would be the cheapest?

The Full Structural Survey has been renamed by RICS as a RICS Level 3 Survey but is basically the same the same survey.

If the Torfaen property is a flat or maisonette, or is an older property, or has been structurally altered, or is built of unusual materials (e.g. thatch roof), you should choose the cheaper RICS Level 2 Survey.

If you are planning to do any alterations on the Torfaen property, RICS advise you book a RICS Level 3 Survey instead. This survey is not as cheap as a RICS Level 2 Survey but it will give you exhaustive analysis of the Torfaen property's state of repair and it includes advice on structural defects as well as maintenance options .

Damaged Render

What problems will your Torfaen Surveyor examine on a stucco rendered Victorian house in Torfaen.

Stucco is just a form of render. Normally it is applied to underlying brick that sets to an even finish. The effect is highly appealing and was found on Georgian homes. It is very like plaster. It may contain lime in it in addition to animal fibres to stop cracks. Stucco is often problematic and Surveyors in Torfaen can discover issues for instance trapped moisture resulting in problems with damp which need attention. Other potential problems might be when the render has been taken down to ground level and short circuits the Damp Proof Course (DPC). Resolving Stucco problems can be surprisingly expensive as the skills are becoming rarer.

Subsidence resulting from soft clay soil

We are buying a house built in the mid 90s on very clay-rich soil. Is this going to create problems? Will the Torfaen RICS Level 3 Survey consider this?

Without due care and attention, foundations dug into clay soil can quickly suffer adverse affects. Issues range from compression of layers of the sub-soil to movement of clay soil layers resulting from changes in their water content, both of which can put a property's foundations under great strain. There may be little evidence of underlying defects. Expansive clay soil can put lateral pressure on a property's foundations, forcing them inward. Where the foundation walls have insufficient support, they will bow and crack. This can result in costly and even dangerous structural damage. There is a real benefit in booking a Torfaen surveyor to carry out your House Survey, familiar with local soil composition, and who has witnessed the effects first-hand. Additional strengthening or support of the structure's foundations may be required, including underpinning or piling.
