RICS Level 2 Survey

Is it best to select a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey for a house in Ulverston and which one is cheaper?

The Full Structural Survey has changed its name to a RICS Level 3 Survey, however it is effectively the same comprehensive survey.

If the Ulverston property is a flat, or is over 100 years old, or has been extended, or is of non standard construction, you should go for the cheaper RICS Level 2 Survey.

If you are planning to do any works or an extension, you should you go for a RICS Level 3 Survey. This option is not as cheap however it does give exhaustive analysis of the Ulverston property's condition in addition to advice on structural defects and maintenance options .

Damaged Render

What kind of problems will my Surveyor be looking for on a smooth stucco coated Victorian detached house in Ulverston that I wish to buy.

Stucco is in fact a form of solid render. Typically stucco render is layered over underlying red brick that sets to a very smooth surface. The coating is very aesthetic and is often found on Victorian and Georgian properties. It is made from an aggregate, a binder and water. Stucco is often prone to defect and Ulverston Home Buyers Suveys can discover any number of problems for instance trapped water resulting in internal damp problems. Other potential problems might involve sulphate attack from salts absorbed from bricks. Fixing problems can be difficult as the skills are getting harder to find.

Wall cracks caused by subsidence

I know that Ulverston subsidence may be a problem. How could this affect the property, and what options are to available to remedy this?

Movement of the foundations of a home is called subsidence. However, subsidence should be distinguished from the normal settlement of a home. Many homes are constructed from a range of materials, each of which will contract at a varying rates.

In areas where clay soil is common, a dry spell will lower the water table. This can dry out, shrinking the clay, putting a strain on the foundations and causing movement. Organic material in the sub-soil can also create issues. Organic material such as peat is usually stable if kept moist by the water level, but if the soil dries out, this organic matter will begin to rot and become unstable. This causes the volume of soil to reduce so that foundations can crush the subsoil.

Identifying the cause of subsidence is the first step to its solution. Removing or even pruning the tree(s) causing subsidence may be enough to halt any further movement. If the load-bearing parts of the property have been damaged, these may be repaired with steel rods, fixed into place with cement to restore the structural integrity of the building. Unfortunately, even with professional help, a definite diagnosis can in rare cases take months. A Ulverston surveyor can offer some advice and guidance if this may be the case.
