Home Buyers Survey in Usk

HomeBuyer Report

Should we have a HomeBuyer Report, Building Survey or Full Structural Survey for a house in Usk and which is the cheapest?

The Full Structural Survey has a new name called a Building Survey and is basically the same the same survey.

If the Usk property is a flat or maisonette, or is 100 or more years old, or has been extended or modified, or is built of unusual materials (e.g. thatch roof), RICS recommend a cheaper HomeBuyer Report.

If you intend to make major works, RICS recommend you select a Building Survey. This survey is not as cheap but it does offer exhaustive analysis of the Usk property's state of repair as well as more detailed advice on defects and maintenance options .

If in doubt why not obtain a Usk House Survey Quote via our website or call us 0800 038 6667 to speak to one of our advisers.

Gas flame

Does a RICS surveyor look into the state of repair of the gas heaters?

A surveyor will visually look at the accessible parts of the gas system. This means things like whether the mains is connected for example, as well as gas related fixtures e.g. ventilation of flue (if blocked). A Usk surveyor won't remove any external fittings and will not do any tests on the system. Of course, gas can be unsafe, if you have any concerns about gas, contact a gas safe engineer.

RICS Homebuyer Report valuation

Should I get a separate valuation and an estimate of rebuild costs for insurance purposes (including additional costs such as rebuilding a retaining wall) and what does it include?

Usk Homebuyer Reports a valuation and a Reinstatement Cost. In order to determine an accurate value estimate your chartered surveyor will relate to knowledge of Usk as well as other factors relating to the property e.g. state of repair.

The surveyor will also consider style of architecture and will draw upon other assumptions, for example there being no major problems. Surveyors will disregard certain things like sales incentives.

Additional local area conjectures, like water and drainage connectivity, are made in addition to local environmental concerns like the area being prone to flooding, also being considered.

A Building Survey does not include a valuation as standard. A valuation can, however, be added for a small additional fee ; call for more info. Alternatively a Property Valuation Report (PVR) can be carried out.

Damaged Render

What will the RICS Surveyor be looking for on a stucco Victorian home in Usk.

Stucco is in fact just a type of render. Normally it is applied to brick (sometimes also ceilings) hardens to form a smooth flat finish. The effect is very appealing and is often found on Victorian and Regency buildings. Stucco is often problematic and Surveyors can report issues for example, horizontal visible cracking that follows the underlying mortar joints

Another example of problems may be when dampness below flashings which results in large areas of detachment. Fixing problems with stucco can be expensive as skilled tradesmen are becoming rarer.

Stone block wall damage

I am buying a stone-walled house. What matters must we watch out for?

Locally quarried stone may be more susceptible to specific issues. Buyers should also be aware that the potential severity of issues like delaminated render will vary with the particular type of stone. The two main forms of mortared stone wall construction found in Usk are regular and irregular. Dry stone construction is used in garden walls and field boundaries, but is rarely employed for inhabited structures. Both regular or irregular stone can be mortared with lime-based mortar. This may also require careful attention. Advice for better upkeep will vary according to the needs of individual property, such as use of traditional methods to maintain older walls.

Ask your surveyor for clarification if you are in doubt as to likely maintenance, particularly if the house in question is listed or located in a conservation area.
