A builder friend commented that there is a concern of an asbestos fireplace in existence at the flat. What are the issues with asbestos, are there any health risks and does the RICS Level 2 Survey cover this?

Asbestos is a pernicious fibrous material. There are over 60 types, 6 of which were used in the UK and are often found in the building materials e.g. water tanks. Its use is widespread, for example - as it has excellent resistance to chemical damage qualities and it may be found in sprayed on coatings.

All forms are ultimately pernicious and might lead to lung cancer following prolonged exposure. Should you find asbestos, you should be careful on no account to remove the asbestos. Professional advice must be taken ASAP.

Surveyors will not tell you whether there is asbestos on a Victoria Dock survey. Surveyors will mention suspected asbestos during the survey and will recommend relevant tests.
