RICS Level 2 Survey

Should I have a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey on a house in Waddon and which one is the cheapest?

The Full Structural Survey has a new name called a RICS Level 3 Survey, however it is basically the same the same comprehensive survey.

If the Waddon property is an apartment, or was built before 1900, or has been structurally altered, or is built of unusual materials, RICS advise a cheaper RICS Level 2 Survey.

If you are planning to carry out alterations, it would be better that you commission a RICS Level 3 Survey. The RICS Level 3 Survey is not as cheap but it will give exhaustive analysis of the Waddon property's state of repair and it includes advice on structural defects as well as maintenance options .

Stone block wall damage

I am purchasing a house and the vendor has confirmed that it has been partially constructed with Bath stone. What should we look in to, and will the surveyor offer any advice?

Incorrect specification of coating type to damp or defective walls can often cause problems for property with stone walls. The problems which can plague poorly maintained stone vary considerably. Irregular stone walls are not uncommon to property, but dressed (cut) stone may also be used for elements such as the junctions of external walls. Both regular or irregular stone can be mortared with lime-based mortar, though the advent of Portland cement made lime mortar. Guidelines for better stone wall upkeep include use of traditional methods to maintain older walls. Stone walls can also be problematic for buyers interested in extending or altering their new home, as matching stone may be hard or costly to source.

Wall cracks caused by subsidence

The vendor mentioned subsidence has been a concern impacting the property. What are the risks, and what can be done to resolve subsidence if it is identified?

Subsidence is movement in a building's foundations. In most cases, subsidence can be resolved on a reasonable budget. In contrast to subsidence, $heave$ can occur when a tree has been removed water can collect in the ground, which causes the soil to swell, forcing the foundations above upwards, and can be as destructive as subsidence.

Subsidence can be difficult to diagnose, as most of the tell-tale signs could easily be caused by other factors. A sudden, severe shift in weather can also impact a house susceptible to further settlement, either because the structural integrity is already compromised, or due to the use of cheaper materials.

Identifying the cause of subsidence is the first step to its solution. The removal of trees may make the problem worse, however, so professional advice should be sought. Underpinning could be the only option in some cases, unfortunately. A surveyor will be able to recommend who to speak to about the best course of action, when it comes to tree removal.

Shocking Electrics

When I saw the house I intend to lease, it looked like there was evidence of an overload of the fuses, will a Waddon survey go into detail on electrical defects?

When carrying out a RICS Level 2 Survey in Waddon your RICS surveyor will typically add detail on the state of the electrics if it looks like they are in a dangerous state. A Surveyor is required to provide detail on possible problems relating to things like the mains. A check for the evidence of any recent PIR carried out by a suitably qualified electrician should usually form part of the survey.

Traditionally built property

My partner and I are buying a 15th Century barn conversion in Waddon. Will upkeep costs be higher?

Older construction methods and materials can be problematic. Waddon property constructed with traditional or "vernacular" techniques can be surprisingly expensive to maintain. It is often the case that specialist knowledge is necessary. Especially for Grade I listed property, Traditional materials may be required. This may increase the importance of getting a comprehensive RICS Level 3 Survey. If you are uncertain, speak to the surveyor for more detail.

RICS Level 2 Survey valuation

Does a RICS Level 3 Survey in Waddon include a valuation and an estimate of rebuild costs for insurance purposes (including additional costs such as professional fees) and how is it calculated?

RICS Level 2 Surveys include an independent valuation in addition to a Reinstatement Cost as part of the report. To properly appraise an accurate value estimate the surveyor will refer to awareness of the Waddon property market and other considerations relating to the property e.g. style of architecture Surveyors also reflect on materials used and will draw upon other assumptions, for example the building connected to mains services such as electricity.

A RICS Level 3 Survey does not include a valuation as standard. However we can add a valuation for a small additional fee ; call for more info. Alternatively a Property Valuation Report (PVR) can be carried out. The valuation is also on the basis that there aren't any compromising legal problems like consent for alteration having been given and complied with. Advice should be sought from your legal representative.

Additional local area assumptions, like water and drainage connectivity, are made in addition to any Waddon environmental concerns like industrial buildings, which are also considered as part of the valuation.
