Home Buyers Survey in Wallasey

RICS Level 2 Survey

Should I book a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey for a house in Wallasey and which would be the cheapest?

The Full Structural Survey has been renamed by RICS as a RICS Level 3 Survey, although it is basically the same the same survey.

If the Wallasey property is a flat, or is an older property, or has been extended, or is of non standard construction (i.e. not brick and tile), RICS recommend a cheaper RICS Level 2 Survey.

If you are planning to do any significant alterations, RICS advise you book a RICS Level 3 Survey. This more detailed survey is less cheap, but it does offer a more detailed analysis of the Wallasey property's state of repair in addition to advice on structural defects , general repairs and maintenance options .

External brick wall issue identified during property survey

We want to put in an offer on a place in Wallasey. Is there any Flemish Stretcher bond advice we should be aware of??

Brick-constructed converted property in Wallasey demonstrate several benefits, but they can also indicate a number of issues, such as thermal movement. A serious concern is thermal movement, caused by more extreme temperature variation, and resulting in vertical cracks. Tyers & Son Brickwork Ltd may be able to give an estimate for any necessary upkeep. Contact them at Office 7/The Old Embankment/Station Road, Sharnbrook, Bedford, MK44 1PU or 01234 782333.

For buyers interested in less common uses of brick, consider ornate Della Robbia bond paving.

Asbestos roof tiles

The seller has mentioned there is a danger of asbestos cement being found in the building. Why would there be asbestos and can it be treated?

Asbestos is a dangerous fibrous substance. There are over 60 types, 6 of which were used in the UK and are often found in the building materials e.g. ceilings.

Asbestos was commonly used as it has very good sound absorption qualities and it may be found in ceiling material for example. It was primarily mined in South Africa.

All forms including Chrysotile are deadly and can lead to lung cancer if inhaled over sustained periods. Contrary to common perception, inhaling a single fibre is not deadly.

Care should be taken if asbestos is discovered on no account to move asbestos and professional advice must be taken without delay. Getting rid of asbestos may be dear but must be conducted by experts. Surveyors cannot verify the presence of asbestos on a Wallasey home survey. Your surveyor will mention suspected asbestos and should recommend relevant tests.
