RICS Level 2 Survey

Is it best to go for a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey for a property in Waolstenholme and which is the cheapest?

The Full Structural Survey has changed its name to a RICS Level 3 Survey and is essentially the same comprehensive survey.

If the Waolstenholme property is an apartment, or is a period property, or has been structurally modified, or is of non standard construction (i.e. not made of bricks), RICS advise a cheaper RICS Level 2 Survey.

If you are thinking about whether to do any major works, RICS advise you select a RICS Level 3 Survey. The RICS Level 3 Survey is not as cheap however it does offer a more detailed analysis of the Waolstenholme property's condition along with an opinion on defects and maintenance options .

Defective door frame

For a RICS Level 2 Survey on a Waolstenholme house, can you give examples of Condition rating 3 defects affecting outside doors?

Serious concerns are marked as condition rating 3. They can include defects which compromise the structural integrity of a property. In some cases, an element covered under Section E may be marked as NI, or 'Not inspected'. Where the surveyor is unable to gain access to some areas, e.g. the roof of a block of flats, these aspects of the report will not be completed.

An example of this is dark paint on metal exposed to sunlight (which can cause the metal to warp). External doors are checked, assuming keys are available. Broadly speaking, where doors have obviously been replaced, relevant issues are considered. This can include overall quality, whether the frame provides adequate support, and building regulations have been met (e.g. FENSA and Certass).

RICS Level 2 Survey valuation

Should I get a separate valuation and cost of rebuild estimate (including the cost of rebuilding a retaining wall)

RICS Level 2 Surveys include a RICS qualified surveyor valuation as well as a reinstatement cost estimate as a standard part of the survey. To fully consider an accurate estimate of the value of the building the valuer will take into account awareness of the Waolstenholme property market and other factors relating to the property for instance: general condition. The surveyor will also consider materials used and draw upon other assumptions like there are no dangerous materials.

A RICS Level 3 Survey won't include a valuation as standard. A valuation can, however, be added for a nominal fee. Alternatively a Property Valuation Report (PVR) can be carried out.

Additional local area assumptions, such as use of communal grounds or service connections, are made in addition to local environmental issues like mining activity, which are also considered as part of the valuation.
