Is it best to go for a Full Structural Survey, Building Survey or HomeBuyer Report on a property in Ware and which is cheaper?

The Full Structural Survey has been renamed by RICS as a Building Survey but is effectively the same.

If the Ware property is an apartment, or was built before 1900, or has been extended or modified, or is of non standard construction, then RICS recommend a cheaper HomeBuyer Report.

If you intend to do any alterations on the Ware property, you should you choose a Building Survey. This more detailed survey is less cheap, but it does give exhaustive analysis of the Ware property's state of repair in addition to information on defects as well as maintenance options .

When we were shown a sixties house we are planning to acquire we noticed that there is old wiring. Will a Ware survey report on the wiring and fusebox?

When carrying out a Ware Home Survey your RICS surveyor will usually comment on the condition of the electrics if it is apparent that the electrics are in an unsatisfactory state of repair. This will include a visual (i.e. without undoing fittings) inspection look-over of exposed sections of the wiring in addition to issues like whether there are miniature circuit breakers (MCBs). Ascertaining the whereabouts of any documents from any recent PIR conducted by a suitably qualified electrician will usually form part of the Homebuyer report in Ware. Inspecting the documentation from a test on the condition of the electrical wiring carried out by a suitably qualified electrician will form part of the survey.

The IEE suggest a PIR be completed every 10 years (or every 5 if letting out).

RICS Homebuyer Report valuation

Should I get a separate valuation and an estimate of rebuild costs for insurance purposes (including additional costs such as site clearance) and how is it calculated?

A Homebuyer Report on a Ware property will contain a valuation in addition to a reinstatement (rebuilding) cost estimate. To ascertain the market value your RICS valuer will combine knowledge of Ware as well as other factors about the property e.g. desirability of the location. Your Ware surveyor will also consider materials used and use key assumptions like no contamination in or from ground.

A Building Survey won't include a valuation as standard. A valuation can, however, be added for a small additional fee. Alternatively a Property Valuation Report (PVR) can be carried out.

Further Ware assumptions, for example service connections, are made in addition to any environmental issues like nearby pubs, also being considered.
