What is subsidence? What options are to available to resolve this?
Subsidence refers to the movement of a house and its foundations. Home buyers can confuse subsidence with settlement. Settlement usually occurs in newly constructed houses, and is rarely a cause for concern. The building's weight can cause the ground beneath the foundations to compact. Less common than subsidence, but potentially as destructive, heave occurs where the ground level moves upwards.
New cracks wider than 3mm to the bricks or render outside the property, or the widening of existing cracks, may indicate subsidence. Organic material in the sub-soil can also create issues. A high water table will ensure that organic materials in the soil, such as peat, do not decompose but if the soil dries out, this organic matter will begin to rot and become unstable. This causes the volume of soil to reduce so that foundations can crush the subsoil.
Restoration work cannot begin until the original source of the movement is found.This need not be expensive.Though tree roots are often the cause, removal of this plant life may make the problem worse, so professional advice should be sought. Your surveyor may suggest that you talk to an arborist to find out the best cause of action if trees or other plant life is the suspected cause.
