RICS Level 2 Survey

Is it best to get a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey on a house in West Sussex and which one would be the cheapest?

The Full Structural Survey is now called a RICS Level 3 Survey and is essentially the same comprehensive survey.

If the West Sussex property is an apartment, or is over 100 years old, or has been structurally modified, or is of non standard construction (i.e. not made of bricks), you should choose a cheaper RICS Level 2 Survey.

If you are planning to do any an extension, RICS advise you commission a RICS Level 3 Survey. This option is less cheap but it does provide you with a more detailed analysis of the West Sussex property's general condition as well as including advice on defects and maintenance options .

Shocking Electrics

When I was shown the building I am intending to move into, the agent said that there could be corrosion of the wiring; will a West Sussex RICS Level 2 Survey go into detail on the wiring and fusebox?

During a West Sussex Home Survey the surveyor should comment on the state of the electrics if it is clear that the electrics are in an unsafe state. This should include a by sight inspection (without removing any fittings) of exposed sections of the wiring as well as things like checking the type of any electrical fittings in bathrooms or checking the state of a representative sample of light fittings.

Verifying the existence of any evidence of a test on the condition of the electrical connections handled by an electrician should form part of the survey.

The IEE suggest a Periodic Inspection Report (PIR) be conducted every ten years (or every 5 if renting out).
