RICS Level 2 Survey

Should we go for a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey on a property in Wheatley and which one is cheaper?

The Full Structural Survey has a new name called a RICS Level 3 Survey, although it is essentially the same level of survey.

If the Wheatley property is a flat, or is 100 or more years old, or has been extended or modified, or is of non standard construction, RICS advise the cheaper RICS Level 2 Survey.

If you are planning to do any major works, it would be better that you opt for a RICS Level 3 Survey instead. This survey is not as cheap as a RICS Level 2 Survey but it does give you an in-depth analysis of the Wheatley property's condition in addition to an opinion on defects and maintenance options .

Damaged Render

What sort of issues will the Property Surveyor be looking for on a roughcast rendered (stucco) home in Wheatley that I am thinking of purchasing.

Stucco is in fact a form of render. Commonly stucco render is applied to red brick to form a smooth stone like appearance. The effect is highly appealing and is found on Regency buildings for example. It is very like plaster. It can contain lime (which makes it set harder) in it in addition to animal fibres to help prevent cracks. Stucco is often problematic and Wheatley surveyors frequently detail potentially expensive to remedy problems such as trapped water leading to damp problems requiring costly repairs.

Another example of problems associated with stucco may include when the application has been taken down to ground level and short circuits the Damp Proof Course. Re-coating Stucco problems can be costly as the skills are getting harder to find.

Gas flame

Does the local surveyor advise on the condition or the safety of the gas mains supply?

The qualified surveyor will locate and visually check out any easily accessible parts of the system. The surveyor will look at gas (and oil heaters) at the home, as well as gas affiliated fixtures e.g. chimney breasts. External fittings or covers won't however be taken off. Needless to say, gas is potentially deadly, should you have any concerns relating to gas installations or if you suspect a gas issue, call a gas engineer.

Shocking Electrics

When I visited a sixties house I want to buy, it appeared that there is an unsafe electrical system - will a Wheatley survey go into detail on electrical system condition?

During a Home Survey in Wheatley a qualified surveyor should usually comment on the state of the electrics if it is clear that the electrics are in an unsatisfactory state.

This will include a visual inspection of the unconcealed areas of the wiring on top of areas e.g. verifying the category of the electrical fittings in shower rooms or checking the state of a representative sample of the range of light fittings and switch gear. Reporting on any documentation from any recent PIR carried out by an electrician should form part of the survey.

The IEE suggest a Periodic Inspection need be completed every ten years (or every 5 if renting out).
