Stone walls can also be problematic for buyers interested in extending or altering their new home, as matching stone may be hard or costly to source.

Subsidence resulting from soft clay soil

Surveyors handle more questions relating to subsidence than any other topic, and clay soil is a major contributing factor to the problem. Evidence of clay soil-related problems can sometimes be found throughout a house. Expansive clay soil can put lateral pressure on a house's foundations, forcing them inward. Where the foundation walls have insufficient support, they will bow and crack. This can result in costly and even dangerous structural damage. Fortunately, there are steps a home owner can take. Your surveyor should refer to maintenance options in their report, like removal of any blockages in the guttering and drains, to prevent water leaking into the soil. Patches of very dry soil can just as easily warp foundations, so care must be taken to ensure the overall moisture level of the clay soil around the foundations stays consistent.
