Should I go for a Full Structural Survey, Building Survey or HomeBuyer Report for a house in Wiltshire and which is the cheapest?

The Full Structural Survey has been renamed by RICS as a Building Survey, however it is effectively the same survey.

If the Wiltshire property is a flat or maisonette, or is 100 or more years old, or has been extended or modified, or is of non standard construction, you should go for the cheaper HomeBuyer Report.

If you are planning to carry out any works or an extension, you should you book a Building Survey. The Building Survey is less cheap, but it does offer a more detailed analysis of the Wiltshire property's condition as well as including information on defects as well as maintenance options .

Wall cracks caused by subsidence

We found that the cellar floor was uneven, is this subsidence? What are the risks, and what possible solutions are to available to resolve this?

Subsidence is defined as movement of the foundations of a building, but some degree of movement will always occur. Newer homes, for example, will need to settle beneath the structure's own weight. The builder will likely return to a new building after six months in order to repair settlement damage.

Soil on ground which slopes downward is not as stable as that sitting flat and may become unstable and slip down the incline. On the inside, keep an eye out for fresh cracks in brick or plaster.

Learning the cause of any subsidence should be the first priority.Removing or even pruning any tree(s) causing subsidence may be enough to halt any further movement. Underpinning could be the only option in some cases, unfortunately. As an alternative to underpinning, piling, or mini-piling, uses concrete or steel poles that are driven down into more stable soil, to stop further movement. A surveyor will be able to recommend who to speak to about the best course of action, when it comes to tree removal.
