RICS Level 2 Survey

Should I opt for a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey on a property in Winscombe and which one would be the cheapest?

The Full Structural Survey has changed its name to a RICS Level 3 Survey but is basically the same the same.

If the Winscombe property is an apartment, or is a period property, or has been structurally altered, or is of non standard construction (i.e. not brick and tile), RICS recommend a cheaper RICS Level 2 Survey.

If you are thinking about whether to carry out significant alterations, it would be better that you book a RICS Level 3 Survey. This option is less cheap however it will give you a thorough analysis of the Winscombe property's state of repair as well as including advice on structural defects and maintenance options .

External walls

On the RICS Level 2 Survey, what are the usual Condition rating 3 defects affecting main walls?

The format of the RICS Level 2 Survey is clear and easy to read. As buyers in Winscombe are unlikely to be experts in local building techniques and materials themselves, the report is written with as little jargon as possible. Your property surveyor will mark each aspect of the property included in Section E with either a green, orange or red rating, to indicate to what extent each defect requires attention. Severe defects impacting the house are indicated with a 'red' condition rating of 3. These can include dangers such as the suspected presence of asbestos, or extensive structural damage. Parts of the report which do not apply to the specific house being surveyed will be indicated with a 'NI', or 'not inspected'. RICS have mandated a specific format for the RICS Level 2 Survey to aid the creation of a useful and comprehensive report for both surveyors and home buyers. As a result, some sections may not be relevant to every property, such as reporting on the condition of the roof of a ground floor flat. In Winscombe, examples include a missing lintel element. Foundations and possible defects within the walls will not be investigated. The damp proof course is also covered under Section E4.
