RICS Level 2 Survey

Should I select a RICS Level 2 Survey, Full Structural Survey or RICS Level 3 Survey on a house in Yaxley and which one would be cheaper?

The Full Structural Survey has changed its name to a RICS Level 3 Survey and is basically the same the same.

If the Yaxley property is a flat or maisonette, or was built before 1900, or has been extended, or is built of unusual materials (e.g. timber frame), you should choose the cheaper RICS Level 2 Survey.

If you are thinking about whether to carry out an extension, RICS recommend you opt for a RICS Level 3 Survey. This option is less cheap but it will give you a thorough analysis of the Yaxley property's state of repair in addition to advice on structural defects and maintenance options .

Asbestos roof tiles

The neighbour stated there may be a risk of brown asbestos boiler cupboard being found in property. What is asbestos, is there a danger and what does the surveyor do?

Asbestos is a potentially deadly fibrous material. The 3 main types are Blue, Brown and White may be in building materials for example sealant.

Asbestos was commonly used as it has good tensile strength qualities and it may be found in roof tiles. Technically all forms (including white) are ultimately pernicious and can lead to lung cancer following prolonged exposure. If found, care should be taken however, never to disturb it and professional advice must be taken as soon as possible.

Surveyors do not verify the presence of asbestos on a Yaxley survey. Your Yaxley surveyor should note the risk of asbestos and will inform you of the options.

Timber damage by insect larvae

I am worried about pests in the Yaxley home we plan to buy. How do we investigate further?

Scare stories about home infestations are plentiful, it is tempting to treat signs of pests such as ants as minor annoyances. When purchasing a home, this matter should be borne in mind. Signs may not be obvious. For example, mice are able to squeeze through even small gaps and holes, and quickly spread disease through their droppings. Treatment for pests may include removal or excision of affected timber.

RICS Level 2 Survey valuation

Do all Yaxley surveys include a valuation and cost of rebuild estimate (including the cost of reconstructing a garage) and what does it include?

A RICS Level 2 Survey on a Yaxley property will include a property valuation in addition to a rebuilding cost as standard. To work out the valuation the valuer will take into account in depth understanding of the Yaxley market and other factors about the property e.g. size Surveyors also evaluate certain fixtures and fittings and will use other assumptions like there would be no cause to alter the valuation revealed by inspecting parts not inspected. Surveyors disregard certain things like furnishings. It will also be assumed that there are no impossible to rectify legal issues like there being no outstanding claims. These will be investigated by your solicitor or licensed conveyancer. during the legal process.

Further area conjectures, for example the access roads not being in private control, are made in addition to any local environmental concerns like the property being underneath a flight path, also being considered.

A RICS Level 3 Survey does not include a valuation as standard. A valuation can, however, be added for a nominal fee. Alternatively a Property Valuation Report (PVR) can be carried out.
