About UsHome Buyers Survey in Yelverton

Should we select a HomeBuyer Report, Building Survey or Full Structural Survey on a property in Yelverton and which is cheaper?
The Full Structural Survey is now called a Building Survey, although it is basically the same the same level of survey.
If the Yelverton property is a flat or maisonette, or is over 100 years old, or has been structurally modified, or is built of unusual materials (e.g. timber frame), RICS recommend the cheaper HomeBuyer Report.
If you intend to carry out major works on the Yelverton property, RICS recommend you select a Building Survey. This survey is not as cheap as a HomeBuyer Report however it does give exhaustive analysis of the Yelverton property's state of repair in addition to information on defects as well as maintenance options .

A builder said subsidence could be an issue impacting the property. What subsidence-related matters will the Surveyor investigate?
Subsidence refers to the movement of a home and its foundations. Subsidence is sometimes referred to as settlement, but this is incorrect. Settlement will often occur in more modern homes, and is rarely a cause for concern. The property's weight can cause the ground beneath the foundations to compact, this should quickly settle. In addition, some homes in Yelverton are constructed from a range of materials, and these will have varying rates of shrinkage.
Soil on sloping ground is not as stable as that sitting flat and may become unstable and slip down the incline. Organic material in the sub-soil can also create issues. Peat is normally stable when sat below the water table, but if the water level falls and the soil dries out, this organic matter will rot. This will cause the soil beneath and around the foundations to collapse.
Identifying what has caused the subsidence is a necessary first step. This need not be expensive.Though tree roots are often the cause, removal of this plant life may make the problem worse, so professional advice should be sought. Existing trees must be well managed, and new trees should be planted at a safe distance from the exterior walls of the property. Beech and sycamore trees, for example, should be planted at least 15m from a property. Specialist geological and drain surveys may also be required as the movement of soil can sometimes crack drains or water mains.

Does the local surveyor check the safety of the gas installations?
A will visually survey any accessible parts of the gas system. This means things like the condition of the meter where relevant, as well as gas related fittings such as associated asbestos. Any gas fittings will not however be undone. The system won't be tested in any way. Gas can be dangerous and if there are any concerns about gas fittings, call a gas engineer.

What should we be fearful of when buying a property close to a rubbish tip
Sites used for landfill come in many shapes and sizes including hazardous refuse. Of course nobody would want to live near one (4/5 people live near one). Concerns include leaking underground tanks from petrol stations for example .
Yelverton surveyors will consider structural issues linked to the landfill. Your conveyancer will conduct environmental searches of the Landmark databases and West Devon Local Authority and inform you if the search uncovers a local landfill site .
