Buying a new home is a big financial and emotional commitment. There are lots of potentially tricky steps on the way to completing a purchase.

Ensuring the property you are bidding on is worth the money you're offering and has no defects or structural issues that are not obvious on first viewing.

That's why instructing a chartered surveyor to carry out a survey of the property is vital.

Choosing a RICS surveyor

Surveyor Local works only with chartered surveyors who are members of the Royal Institution of Chartered Surveyors (RICS), ensuring they work to the highest industry standards when inspecting your intended purchase.

We offer three different types of survey, and our expert team can talk you through which report is right for your property.

The RICS Level 2 Survey is a general survey ideal for homes built after 1900. It reveals any visible defects or issues and includes the surveyor's valuation of the property.

More comprehensive examination

A RICS Level 3 Survey is a more in-depth examination, recommended for older properties, that will involve an inspection of all accessible areas. Each surveyor produces a bespoke report that deals specifically with that individual property, and you can even ask your surveyor to address specific issues or concerns during their inspection. This report will not include a valuation as standard.

The RICS Level 3 Survey is a comprehensive examination that can reveal the likes of subsidence, any dampness or roof problems and the presence of Japanese knotweed in the garden.

A Property Valuation Report is the most basic examination of the three surveys available and is primarily a valuation produced for the lender to ensure the property is worth the money being borrowed on it.

Protecting your interests

Instructing a chartered surveyor will protect your interests when buying a house. You will have the benefit of a highly trained eye examining your future home, and where any issues are detected, you will be more fully informed on your purchase.

In fact, where a problem has been identified, you have the option of asking the seller to fix the problem or you can ask your conveyancing solicitor to renegotiate the price.

Forewarned is indeed forearmed when it comes to buying a new home. Talk to Surveyor Local today to get an expert chartered surveyor on your side. We're open seven days on or you can compare surveys for a no-obligation quote.
