Problems with flat roofs are one of the most issues discoveries made by home surveyors.

This Bristol property was no exception.  It has a flat felt covered roof over the rear kitchen extension and lobby.

The roof is covered with heavy moss which has got a hold via the obvious and extensive cracking. 

This flat roof is old and nearing the end of its life. Whilst no evidence of leakage was found, this roof could fail and need renewal at almost any time.

There are many potential problems with flat roofs, but in this case, the roof has not been laid with a suitable gradient to allow water to run of into the guttering.  This has allowed prolonged standing water resulting in moss and the accelerated failure of the roof.
