Property buyers investing in a new-build home might think they won't have to do any work ensuring their new home is structurally sound.

But new-builds often come with issues that need to be identified and rectified early. Many lenders will, in fact, demand a structural survey to ensure the property they're lending on is worth the money.

That's where a snagging survey comes in, a structural survey carried out by a chartered surveyor that will reveal if there any immediate issues with a new home.

Instruct before completion

At Surveyor Local, we only work with chartered surveyors who are members of the Royal Institution of Chartered Surveyors (RICS) to ensure you have a leading expert on your side.

A snagging survey should be carried out before your conveyancing solicitor asks you to sign the documents that complete your sale.

Any problems such as leaks and poor finishes to skirtings, ceilings, walls and floors or ill-fitting windows and doors can then be added to the survey and sent to the house builder to rectify before completion. In fact, identifying issues before completion is likely to concentrate the minds of the builders to put those problems right and ensure they get their money promptly.

Quick action

Where a snagging survey is not done before completion, arrange for a chartered surveyor to inspect your new-build home as soon as possible after you receive the keys.

While you will have up to two years to notify the developer of any problems with your new home, the sooner you do so, the better.
