During a RICS Level 3 Survey or RICS Level 2 Survey, the surveyor will take damp meter readings throughout the property. A Damp Proof Metre (as I am using in the photo above) is a tool we surveyors use to measure damp in a variety of materials - ranging from brick to wood.

The device is essentially 2 metal prongs through which a current flows. The amount of current that then flows between the prongs when inserted into the wall or timber, indicates the resistance between the prongs.

The lower the resistance, the higher the moisture content. One thin g to bear in mind is the base level of resistance of the material being tested as brick, for example, has a different resistance to wood.

On this survey, damp meter readings were taken as per normal and where possible without moving heavy furniture.

Evidence of deteriorated Damp Proof Membrane (DPM) was noted to the bathroom floor due to the Rising Damp identified in the flat bathroom with the Damp Metre.
