Should I choose a Full Structural Survey, RICS Level 3 Survey or RICS Level 2 Survey on a home in Surrey and which one would be cheaper?

The Full Structural Survey has been renamed by RICS as a RICS Level 3 Survey but is effectively the same comprehensive survey.

If the Surrey property is a flat or maisonette, or is 100 or more years old, or has been extended or modified, or is of non standard construction, then RICS recommend a cheaper RICS Level 2 Survey.

If you are thinking about whether to do any substantial modifications, RICS recommend you opt for a RICS Level 3 Survey instead. This option is not as cheap as a RICS Level 2 Survey but it does provide you with comprehensive details of the Surrey property's condition as well as more detailed advice on defects and maintenance options .
