Home Buyers Survey in Cookley

HomeBuyer Report

Is it best to book a HomeBuyer Report, Full Structural Survey or Building Survey on a property in Cookley and which one would be cheaper?

The Full Structural Survey has a new name called a Building Survey and is essentially the same comprehensive survey.

If the Cookley property is an apartment, or is an older property, or has been structurally altered, or is of non standard construction (i.e. not brick and tile), RICS recommend a cheaper HomeBuyer Report.

If you intend to do any an extension, RICS recommend you choose a Building Survey. This survey is less cheap, however it does give comprehensive details of the Cookley property's general condition and it includes advice on defects , repairs as well as maintenance options .

Conservation area

Are there any potential pitfalls we should verify when purchasing an extended house in Cookley near a conservation area?

There are nearly 10, 000 of conservation areas in England and Wales, responsibility for which lies with the local council.

A Building Surveyors need to possess local knowledge of local area factors and any bearing they have on the home. Values will be enhanced as a result of them retaining their original character. However many areas have fallen into a state for example - the unsightly effect of billboard advertising

RICS surveyors are trained to advise you if the home looks to be is so classified and Section I of a Cookley Homebuyer Report will advise additional due diligence and enquiries are carried out during the legal process. Unconsented extensions to the property will also be advised in your survey, however these should be investigated by your lawyer.

Wall cracks caused by subsidence

We are purchasing a 1979-built flat in Cookley and saw wall cracks in the cellar. What subsidence-related matters will the Property Surveyor investigate?

Subsidence refers to the movement of a home and its foundations. Subsidence and settlement are often confused. Settlement will often occur in new homes, and is rarely a cause for concern. The property's weight can cause the ground beneath the foundations to compact, but this should settle after a short while. Less common than subsidence, but potentially as destructive, heave describes the movement of earth upwards.

Soil on ground on an incline is not as stable as that sitting on horizontal ground and could then become unsteady and begin to slide downward. Inside the property, keep an eye out for rippling wallpaper that isn't caused by dampness.

Identifying the cause of subsidence is the first step to its solution. Repairing leaking drains, water mains or broken downpipes which are the cause of the subsidence, should be all that is needed to stabilise the home, with no underpinning required. In some more serious situations, underpinning may be necessary. Underpinning the foundations will usually stop the foundations from further movement. It is, however, a time-consuming and costly process. Damaged but non-structural elements should be filled and re-weatherproofed. A surveyor will be able to tell you if there is subsidence in your home or not, and what is causing it.

Shocking Electrics

When we were shown a property we are planning to move into it looked like there is an unsafe electrical system; does the Cookley surveyor go into detail on electrical defects?

During a Home Survey in Cookley the home surveyor will add detail on the overall electrical system if it looks like they are in a dangerous condition. He or she is expected to report on potential areas for concern such as confirming the condition of any fitted appliances e.g. water heaters. Verifying the location of the documents from a test on the condition of the electrical wiring handled by an electrician should usually form part of the survey.

Damage resulting from flooding

We're planning to buy in Cookley. Is there a flood risk, and will the property surveyor check signs of flooding damage?

Flooding has blighted the lives of thousands of homeowners in Cookley and across the country. Both property purchasers and home owners in areas at risk of flooding are right to be worried.

As with many aspects of home ownership, flood prevention is better (and cheaper) than a cure. The Home Buyers Survey may also, where appropriate, advise on urgent repairs.Details relating to signs of flooding may be reported in Section J of the HomeBuyer Report, the data used to compile third-party flood assessments also takes into account flood defences and historic claims.
