Asbestos roof tiles

A builder friend noted there is concern white asbestos ceiling material in existence at the flat. What is asbestos, is there a danger, can it be easily dealt with and Should we pull out?

Properties built earlier than the mid 80's may include some materials containing asbestos. Asbestos is a noxious silicate material. The 3 main types are Blue, Brown and White and they were commonly used in building materials e.g. ceiling material.

Asbestos was commonly used as it has a range of useful characteristic resistance to electrical damage properties, it may be found in ceiling boards. It is found all over the world including the US.

All forms including Chrysotile are dangerous and may lead to lung cancer or pleural disease following prolonged exposure. In fact breathing in a single fibre is not deadly.

If found, care should be taken never to move the asbestos. Professional advice must be taken ASAP. Getting rid of it can be costly must always be carried out by experts.

Surveyors do not test for asbestos on a survey. However they will report on the risk of asbestos and should inform you of the options.
