RICS Level 2 Survey

Should I go for a RICS Level 2 Survey, RICS Level 3 Survey or Full Structural Survey for a home in South East England and which would be cheaper?

The Full Structural Survey has changed its name to a RICS Level 3 Survey, however it is essentially the same level of survey.

If the South East England property is a flat, or is an older property, or has been structurally altered, or is of non standard construction, RICS advise the cheaper RICS Level 2 Survey.

If you are planning to do any major works on the property, RICS advise you choose a RICS Level 3 Survey. This survey is less cheap but it will give you a thorough analysis of the South East England property's state of repair along with information on defects as well as maintenance options .

RICS Level 2 Survey valuation

The RICS Level 2 Survey contains an impartial valuation and a cost of reinstatement as a standard part of the survey. To estimate the market value your independent surveyor will use local South East England market factors and other considerations about the property for instance: style of architecture The RICS surveyor will also consider construction type and draw upon key assumptions such as no damaging building techniques have been used.

A RICS Level 3 Survey won't include a valuation as standard. A valuation can, however, be added for a nominal fee. Please call for information. Alternatively a Property Valuation Report (PVR) can be carried out.

A RICS Level 2 Survey is appropriate for a post 1950s unmodified South East England apartment of conventional construction materials. RICS would recommend that you get a RICS Level 3 Survey for the apartment you are planning to buy.

You should be aware of certain caveats exist with a RICS Level 3 Survey as a South East England surveyor cannot force or open up the fabric of the building for example, or inspect any part that could risk personal injury.
